12 Keys to selling your home

Market conditions are constantly changing in Adelaide. What can be bad for sellers can be good for buyers.  These days’ savvy buyers are trying to take advantage of any slow market. Presentation is everything.

Here are just 12 things you can do to help sell your property.

1. Online marketing

Over 90% of home buyers start their house hunt online, and they will never even get in the car to come see your home if the online listings aren’t compelling. In real estate, quality pictures, floor plans and features are extremely necessary.

2. Promotion is key

Make sure you are on the major sites that buyers are looking in. Most real estate portals have at least 4 different listing profiles. From top of page one with large photo to a standard listing with a small photo on page 7.

3. Video

A virtual walk through your home AND your neighborhood, may be an entertaining way to show case your property and benefits of the area.  Eg;– what your family loved about the house, your favorite bakery or coffee shop, the local park and recreational facilities along with supporting infrastructure that will make living here a great lifestyle.   

4. Social media 

Facebook is the great connector of people. It informs people of what is going on as well as opportunity. It’s free and global.

5. Competition can determine your price

Competing properties will often dictate what price point you can market for. Your ammunition against competition is differentiation. Make your property different, add value where you can and remedy any issues that might put off a buyer or encourage them to offer a lower price. Attend some open houses in your area and do a search on competing properties: know that buyers that see your home will see those homes too.

6. Stage your home

Stage the exterior as well as the interior. Buyers expect to see a show home with quality furniture, providing a snap shot of what their lifestyle could be if they lived here.  Freshen up the exterior with fresh paint, attractive landscaping and even outdoor furniture to set up a Sunday brunch scenario.

7. Available access

Homes that are not available for viewing will be left last. Don’t make it difficult for your agent to get prospective buyers into your home. It’s also important for your agent to be available when buyers are available. Make sure your agent has capacity to service your best buyer.

8. Pricing

Today’s buyers have access to the comparable sales in the area, which heavily influence their decision in the value of your property. Usually the sales prices of the three most similar homes that have sold in your area in the last 3 month or so, would determine what you can achieve. However competing properties, will really be the bench mark buyers will go by.  

9. De-personalise

Do this – pretend you’re moving out. Take all the things that make your home “your” personal sanctuary (e.g., family photos, religious décor and kitschy memorabilia), pack them up and put them in storage. Buyers want to visualize your house being their house – and it’s difficult for them to do that with all your personal items marking the territory as yours.

10. De-clutter  

Pack up anything that is not needed and doesn’t add to the appearance of any room. Take away anything that is sitting on top of a countertop, table or other flat surfaces. Anything that you haven’t used in at least a week.  Give away what you can, throw away as much as possible of what remains, and then pack the rest to get it ready to move. All this can make spaces look larger and more appealing.

11. Feedback from a professional agent or advisor

Find a professional experienced real estate agent you trust, and follow their advice. The agent should have a successful track record of selling in your area, listen to their recommendations as they will know what the buyers want.
